Buying Property in Kingsbridge Devon

Gillian Hibbard

Browsing through the property articles this week, it seems that it's all doom and gloom. With news of property prices dropping again, and parents paying an average of £20,000 more to be in a catchment area of a decent school, you’d be fooled into thinking it’s all a terrible struggle.

But there are places you can buy where the property price is not eye watering, and the local secondary school punches way above its weight. Take Kingsbridge in Devon. The average house price is just under £400,000 and that includes all the new homes being built.

You would be 4 miles from Salcombe, where property values are often over £1m, and average out at a generous £635,000, on a par with Guildford in Surrey. The difference of course is that in the South Hams, you get a lot more for your money, and I don’t just mean the number of bedrooms.

Take the local comprehensive for example. Kingsbridge Community College has just got its best results ever, with A level results topping the national average (97.9%), with a 99% pass rate and a stunning 30% getting either A or A*.  The GCSE grades are something to shout about too. The number of A* grades, including the new Grades of 8 and 9, increased substantially when compared to the last two years with a staggering 21 of the new Grade 9’s awarded to KCC students, placing their achievement in the top 2 to 3% of students nationally.

Then there are the beaches to meander on after a hard day at school – South Milton Sands with its Thurlestone Rock, Bantham with the glorious surf, and Wembury with the newly refurbished Old School House café.

And if you’re still wondering what you’re waiting for, then take a look at the average commute time. If you were to travel from Kingsbridge for 90 minutes (the average commute time in London) you could be at the Eden project in Cornwall, or Barnstaple in North Devon, rather than just a few miles across town.
